Superb luxurious apartment on
the famous Promenade des Anglais with superb views over the
beach and the curved Baie des Anges, close to the Hotel Negresco,
Palais de la Mediterranee and Casino Ruhl.

Overview |

| Housed in the
well known bourgeois building Palais Mary, completed on 7
December 1941, this 3rd floor apartment has plenty of space
for the whole family. It is across the road from public and
private beaches and the views from the terrace are magnificent.
As it is on the 3rd floor, it is above the palm trees and
the views are clear across the bay to Cap de Nice, the Château
and the Port to the east and Antibes to the west.
The building is at 53 Promenade des Anglais,
so a short stroll to the bars and restaurants but not right
in the middle of them. In the next block is a great family
run restaurant Le Capitole if you do not want to venture further
than next door. The bar of the Negresco is in the subsequent
block along with the celebrated restaurant Le Chantecler and
the brasserie La Rotonde, which has a moving fairground showpiece,
as well as good club sandwiches.

| Behind the apartment
building are butchers, bakers, supermarkets, news agents,
tabacs and local shops such as hardware and clothing shops.
There are some fascinating antique shops too. It is a lively,
local, residential area full of the Nicoise.
The choice of local restaurants is bewildering
from Chinese to Russian, French to Cuban. Along the Promenade
we have the Safari in the Old Town, Villa d’Este in
the pedestrian Rue Massena and Chez Flo housed in the old
cinema in Rue Sacha Guitry to name but three.
There are some great night clubs and even
tea dancing rooms. So you can dance till dawn or until tea
time. The Old Town has bars to suit all types.
There are museums and art galleries everywhere,
two within 5 minutes walk of the apartment. There are cinemas
(one nearby shows English language films), theatres and the
Opera House.

When you have
been out and done all that, there is the apartment itself.
It is part air conditioned ( the warmer part). We think you
will love it:
Entrance hall - marble
floors- 2 security doors for which you will have keys- leading
to the lift. There is also a staircase here and a service
lift to the rear. The concierge lives on the ground floor

entrance hall/lobby - this is a large area containing
a large mirrored storage cupboard and bookcase. This room
houses the entry phone called by the buzzer at the building’s
front door. There is a radiator for heat in winter as in all
of the rooms. Marble floor.
The dining room is large and contains the dining table with
places for 10. |

The
living room is enormous. Extra sleeping facilities
are in here in the form of 2 double sofabeds. There is a TV
and DVD player. Marble floor. The room leads onto the terrace
which has a breakfast table. The terrace is of double width
and there is also access from bedroom 1.

| Bedroom
1 is a magnificent room. When you wake up looking
over the Baie des Anges you will not want to leave Nice. There
is an excellent individual pocket spring double bed and a
wardrobe. The room has air conditioning. There is a French
door to the terrace. Marble floor. |

with new shower and a bath, double wash basin and WC. Pink

| Hallway to entrance
hall then on to;
Kitchen - well fitted
out with electric and gas hobs, electric oven and grill/rotisserie
(Miele), sinks, cupboards, washing machine and drier. There
is a door to the service lift and the rubbish chute (small
bags and no bottles). There is a large fridge freezer with
an ice maker which will even give you crushed ice for Chartreuse
frappe, blocks for your Scotch or slices for Martini. It will
provide chilled water too. |

The hallway
leads to bedroom 3 containing bunk beds- sleeps 2. Parquet
flooring.
There is a further WC with hand basin.
Bedroom 2 has another identical
excellent double bed and an aspect facing the interior court
and the quiet cul de sac behind the building. Parquet flooring
and fitted wardrobe and drawers.
